Wynnum gives families plenty of reasons to stay: Moreton Bay, the foreshore, established streets and direct city trains. When the suburb still fits but the house does not, a well-planned renovation can create the space and flow you need without giving up the community you chose.
Roulstone Renovations manages full home renovations, extensions, kitchens, bathrooms and granny flats across Brisbane’s bayside. We work with timber homes, post-war houses and older cottages, keeping what is worth preserving while fixing layouts that no longer suit modern family life.
Your project might open a closed-off kitchen to the backyard, add bedrooms and another bathroom, or rethink the entire floor plan. Whatever the scope, it is designed around your home, block and budget—not a standard package.
We coordinate the build from the first site visit through design, approvals, construction and handover. See how our renovation process works or request a free quote.

Some homes need a better room. Others need structural work, approvals and multiple trades managed as one project. Roulstone takes on larger renovations where the whole home must work together.
A full home renovation can reconfigure dated rooms, improve natural light and connect living areas with the backyard. If the house is simply too small, a home extension can add bedrooms, bathrooms, a home office or open-plan family space without forcing you to move.
House raising can create useful space underneath and may help a design respond to flood planning levels. A second-storey addition can add bedrooms or living space without taking more backyard and, on the right site, make better use of north-easterly breezes. Neither is an automatic solution: we assess structure, levels, drainage, headroom, height, orientation, nearby buildings and planning controls before recommending a direction.
Custom kitchen renovations and bathroom renovations should improve storage, movement and everyday use—not just finishes. As experienced granny flat builders, we also plan secondary dwellings around the main house, access, setbacks and the requirements that apply to the block.
Wynnum is within Brisbane City Council and is governed by Brisbane City Plan 2014, not the Redland City Plan. Before design is locked in, we check zoning, overlays, neighbourhood-plan provisions and site constraints, then coordinate the planning, engineering and certification the project needs.
Some pre-1947 homes are affected by Brisbane’s Traditional Building Character Overlay. This can influence demolition, extensions and street-facing changes. It does not prevent thoughtful renovation; it means roof forms, verandahs, weatherboards, windows and other character elements may need to be handled carefully.
Flood, storm-tide, overland-flow and coastal-hazard mapping can affect floor levels, drainage and where new living space can go. A Brisbane City Council FloodWise Property Report provides address-specific adopted flood information. If specialist advice is needed, we bring in the right engineer, planner, surveyor or certifier early.
Bayside exposure also influences material choices. Depending on the property, we may specify corrosion-resistant fixings, suitable external finishes, reliable waterproofing, careful drainage and better cross-ventilation. These practical details help the renovation perform long after handover.
Older homes can conceal asbestos-containing materials, dated services or damaged timber. We investigate what can reasonably be checked before contract, document the agreed scope and provide a detailed fixed price. If a genuine concealed condition appears, it is explained and priced clearly before extra work proceeds.

Homes near the Esplanade, Wynnum Central and the streets towards Wynnum West bring different opportunities and constraints. We also work across Manly, Lota, Tingalpa and Hemmant, as well as nearby Thorneside and Birkdale. The first step is understanding what you have, what you want and what the site will allow.
No. We check council mapping, the home’s age and the proposed work. If the Traditional Building Character Overlay applies, we coordinate the advice and approval pathway before design is finalised.
Start with Brisbane City Council’s Flood Awareness Map and an address-specific FloodWise Property Report. We review the available information and involve an engineer, surveyor or certifier when further investigation is needed.
Often, but only after structure, flood levels, drainage, headroom and the intended lower-level use are checked. Building approval is required and planning approval may also apply. For some homes in the Traditional Building Character Overlay, Council guidance includes a 9.5-metre height threshold, but every address and design must be assessed individually.
A secondary dwelling generally needs building and plumbing approval. Planning approval depends on the zone, overlays, setbacks, site cover and design under Brisbane City Plan 2014. We check the address and coordinate the required consultants.
Wynnum is governed by Brisbane City Council and Brisbane City Plan 2014; neighbouring Redlands suburbs use Redland City Council and the Redland City Plan. The mapping, codes and approval pathways are not interchangeable.
It may improve breezes or create a bay glimpse, but that cannot be promised from a postcode. We assess levels, orientation, surrounding buildings, trees, structure, height and planning controls. Cost depends on the verified scope, access, engineering and finishes.
Construction commonly takes about four to eight months, with design, engineering, selections and approvals completed beforehand. Raising, extensions, character or flood constraints and concealed conditions can extend the programme.
Yes, as part of custom renovation and extension projects. For exposed sites, we consider appropriate materials and finishes, corrosion-resistant fixings, drainage, waterproofing and maintenance requirements.
